What does Urban Sejour's rent price include ?

With us, the rent price includes :

  • Renting a fully furnished and equipped apartment, along with its kitchen utensils
  • A personalized welcome in the apartment
  • House linen and bed linen (towels …)
  • A monthly cleaning, and and end-of-stay cleaning
  • All charges
  • Your file’s administrative follow-up

Urban Sejour is a rental agency that manages over 150 fully furnished and equipped apartments. We offer decreasing rates depending on the length of stay.
Whether the period is short, mid-term or long-term rental, the proposed rent will be include all charges and taxes.

The price also includes gas, electricity, water and Internet consumption, within the limits of a “normal use” desined by our General Terms and Conditions that will be attached to your contract. The cost of excess consumption will be substracted from the security deposit, or billed if this amount exceeds the amount of the security deposit.

In classic / normal yearly rental, managing the different types of consumption, as well as the follow-up and invoices is tedious for everyone. Moving to a new accommodation requires opening an account for water, electricity, television and the Internet. This task is a source of concern for everyone and even more so for foreigners who settle in Lyon for a sabbatical year or for a professional mission of a few months.

Thanks to our rent that includes all charges and taxes, the tenant of a furnished flat rented through Urban Sejour pays only his monthly rent and does not worry about the rest.

     

WATER AND ELECTRICITY BILLS:

Of course, having all charges included in the rent could lead to overconsumption on the part of the occupant.
In order to limit this problem, Urban Sejour has put in place limits.

Gas, electricity and water consumption are included within the limit of “normal use”, according to the maximum thresholds below.

No portability of kWh used during periods of low consumption can be applied to winter periods of higher consumption.

The metering and quantification of kWh will be carried out monthly, without the possibility of transfering the overconsumption to the period of underconsumption.

The only supporting documents accepted are monthly reports and invoices from the electricity supplier. The meter readings noted on the contract on the day of the tenant’s check-in are also accepted.

Any overconsumption will be subject to additional invoicing (depending on the current rate) which will be paid by the tenant or deducted from the security deposit.

A PERSONALIZED WELCOME

Whether your stay is short, mid-term or long-term, we guarantee a personalized welcome in the lodging. Many agencies opt for simplicity by setting up home key recovery systems. However, Urban Sejour wishes to welcome its guests in person and in the best conditions!

Even in self-catering apartment that are rented for a few nights, the owner or their representative will meet the occupant to explain how household equipment works, communicate the main areas of interest in the neighborhood, etc.

ADMINISTRATIVE AND PRESENTIAL ASSISTANCE

From the first contact on, until the check-out inventory (and even afterwards if necessary), Urban Sejour’s team is at your service for any request relating to your stay.
For emergencies or simply for a few administrative papers, the responsiveness of our company is one of our strengths  and helps us ensure that the tenant’s stay takes place in the best conditions.

We make sure that our tenants feel “at home” in their temporary apartment, but they can always count on the personal assistance of the owner or their representative if necessary. In all our self-catering flats, the owner or their representative must intervene as soon as possible to help the tenant: in the event of a breakdown of a machine, Internet cut-off, breakage or other damage… The tenant is never alone when faced with such a complicated situation.

This service is particularly appreciated in the case of a mobility lease, because professionals who settle in Lyon for a few weeks or months often cannot free up the time to take care of such issues.

MONTHLY CLEANING SERVICE AND END OF STAY CLEANING

For each booking, regardless of the total length of stay, cleaning at the end of the stay is also included in the rent. However, the tenant must apply a few guidelines: for example, on the day of departure, the dishes must be washed and put away, the bins emptied and the household appliances cleaned. Otherwise, additional cleaning hours will be charged.
For monthly or yearly stays, a monthly cleaning service is included in the rent price. The tenant must nevertheless store their personal belongings, so that the cleaning can be done in good conditions. Otherwise, this intermediate cleaning can only be done partially or not at all.

SUPPLY OF HOUSEHOLD LINEN (BED LINEN, TOWELS …)

The supply of sheets and household linen is also included in the price of a property rented by the week or month. Washing and ironing during the stay can be provided by the owner or their representative, but at an additional cost. The accommodations are compulsorily equipped with a washing machine, and some even have a dryer. The tenant must keep the bed linen in a good state of cleanliness, and wash them and store them properly.
